Personal story:

I was always brought up with being conscious that we were heading towards trouble, environmentally. For many years we lived in rented accommodation and the last place we had was an Edwardian ground floor flat. It was very damp and I suffered a lot of health problems as a result. So primarily when we were looking to buy a house, we started to look at refurbishing it in order to get a Victorian place that was dry. The ceiling height in a Victorian house is a big draw for us. Downstairs, even though the rooms aren’t necessarily that large, they feel larger because they’ve got higher ceilings. Upstairs the ceilings are slightly lower so they’re much cosier.


I’m allergic to penicillin but it wasn’t until I went to the doctor that I realised that the mould and damp in the flat was a problem. He said penicillin’s a mould so I would have an allergic reaction to the mould in my home too. It was quite noticeable. I’d work away and I’d come back to the house and within 20 minutes I was wheezing and my eyes were streaming.

For us it wasn’t primarily about energy saving, it was about health and comfort. So what we wanted was a comfortable and healthy house and the way you achieve that with insulation and ventilation also means it’s energy efficient.

This two story semi detached house was built in the 1890s.

Measures installed in detail:

• All walls (excluding front elevation) have 50-100mm of platinum polystyrene bead cavity fill (k=0.033).
• Potterton B rated condensing boiler fitted – Suprima 50HE, 86.2% efficient. All radiators have TRV’s (with exception of kitchen and bathroom for bypass purposes)
• 100% Double glazing, uPVC framed, 22mm air gap
• All external doors fitted with foam draft strip. Gaps between windows, doors and all walls filled with foam and sealed with aluminum tape internally and caulk externally.
• First floors lifted and all holes in internal brick skin filled with expanding foam prior to cavity fill.
• Internal wall insulation: all external walls are internally insulated with plaster boarded with 11mm EPS insulation behind
• Area of internal single skin wall on landing that extends into outrigger loft space insulated with 75mm PIR insulation
• 370mm of glass fibre (2/3 of loft) u=0.12
• 100mm glass fibre + 2 layers Space board
• Total (1/3 loft for access and storage) u=0.16
• Outrigger:- 270mm glass fibre (1/2 loft) u=0.16
• 100mm glass fibre plus B&Q Insulated Timber Loft Boards Total u=0.16
• Low energy appliances
• 9 MR16 recessed halogen down lights replaced with LED GU10 equivalents (450w down to 40.5)
• All other bulbs replaced with CFL’s. New bulb replacements on CFL failure are now LED’s
• Vent Axia Airminder Plus MVHR installed (DIY) with extraction from Kitchen and upstairs bathroom (approx 90% efficient) (penetrations for MVHR sealed with caulk and or expanding foam)
• Glazing film added to bathroom, kitchen and bedroom windows during winter to provide triple glazing effect
• Water saving devices includes; replaced electric shower with flow restricted model gravity fed from hot water cylinder. Toilet cistern bricks fitted
• 4kw Wood burner fitted into living room

Benefits of work carried out:

The key thing is we now have a very comfortable house. We don’t feel the cold, we don’t feel the draughts and we don’t feel damp or clammy like you quite often do in a Victorian house. It’s a very constant temperature which is comfortable. We’ve seen our bills stay exactly the same over the past six or seven years when gas prices have doubled. We’re seeing a long term benefit financially too.

Favourite feature:

I think the two best features are the cavity wall insulation and the ventilation system. We’re lucky to have a Victorian house with cavity walls which really saved a lot of upheaval -as opposed to dry lining or the cost of having to externally insulate. And also the whole house ventilation. The jury’s out on whether we’d go for the heat recovery if we did it again, but we’d certainly look either for constant extraction or heat recovery if we could get a unit cheaply again.

Project update:

After 7 years at Cambridge Road we have decided to move on. We have taken a house that used to be cold and damp and transformed it into a warm and comfortable home.

Whilst most buyers were interested in what we had done, we found that the upgrades did not gain us any additional value, however we expect this will change once energy prices have risen significantly.

We are already planning the upgrades to our new home, a three bedroom Victorian terrace…
